CLOSINGPrior to Closing: We review the title search on the subject property, order a survey, obtain loan payoffs, coordinate settlement with new lenders and realtors, arrange for hazard insurance and gather any and all additional information required to complete settlement in a timely fashion. Once a transaction is ready to settle, we contact all parties to arrange a mutually convenient settlement date, place and time. We will settle a transaction at most any time of the day or night to meet the scheduling needs of our clients. Closing: At settlement, we review the settlement statement and other documents with the parties, ensure all legal requirements are satisfied, confirm proper execution of all documents, carry out lender instructions, and collect necessary funds. After Closing: Once settlement has concluded, we deliver the necessary documents to the Register of Deeds Office and confirm there have been no adverse changes in title to the property since the original title search. Documents are then presented to the clerk for recordation. After documents are on record, we pay off all loans, disburse other funds in compliance with the settlement statement and return originals and certified copies to the lender. We ensure appropriate release documents are obtained from former lenders and recorded in the land records. Final title policies are issued to purchasers and lenders, and original recorded documents are mailed to the appropriate parties after their return from the Register's Office.
